Terms and conditions
The attached terms and conditions are intended to govern the relationship between AJP Immo and the client. The reservation of the Villa Ti’Paradise implies having read and accepted these terms and conditions.
- Reservation terms and conditions
When you request a reservation, an option valid for 48 hours is automatically placed in your name. Your rental will be definitively confirmed after the payment of a deposit of 50% of the amount of the accommodation.
The balance is due 1 month before arrival.
In case of reservation less than one month before the arrival date, the totality of the stay will be required immediately.
The client will have to foresee the time needed to process the transfers. In case of non respect of the payment delays, the reservation cannot be guaranteed and the rental can be cancelled by right and without notice.
The rest of the sums due remain payable at any time by the owner.
2. Cancellation conditions and fees – Modifications
More than 30 days before arrival: the deposit is retained
From 30 days to 15 days before arrival : 75 % of the amount of the stay remains due
14 days before arrival : 100 % of the amount of the stay is retained.
Any cancellation must be notified to the company AJP Immo by registered mail with acknowledgment of receipt. The date of cancellation taken into account for the calculation of the expenses is the date of reception of the aforementioned mail.
The stays are not modifiable at the last moment.
3. Arrival – Departure
The stay starts at 4 pm and ends at 10 am.
The transfer from the airport to the accommodation is not included in the price. It is essential to rent a car or to ensure the transfer to the villa.
Arrival time and flight number must be specified in advance to organize the reception of the tenants.
4. Tourist tax
The tourist tax of 1.20 euros per day and per person of 18 years old and more is not included in the rental price. They will be added at the end of your reservation.
5. Deposit and cleaning fee
The cleaning fee at the end of your stay of 160 euros is not included in the rental price. They will be added at the end of the reservation.
A complete inventory of the furniture, dishes, terrace and deck and objects will be made at the entrance.
You must report any anomaly within 24 hours. After this period, no claim will be taken into account.
The contract stipulates the transfer of a deposit of 2000 euros to the owner one week before the entry in the places.
This deposit will be returned at the end of the stay after the check out and the end of stay inventory.
A deduction from the deposit, at the owner’s discretion, may be made in case of missing or broken objects or in case of return of the accommodation in a state of disorder requiring additional cleaning hours compared to those normally provided between two tenants.
6. Rules of use
No additional occupant will be accepted without prior authorization from the owner. Failure to comply with this rule will result in the cancellation of the rental and the immediate departure of the tenants.
The tenant uses the premises as a temporary vacation residence, excluding any commercial or professional use. Any total or partial subletting is forbidden.
Receptions are strictly forbidden. Failure to comply with this rule will result in the immediate departure of the client.
The use of sound speakers or hi-fi systems is strictly forbidden. The tenant respects the rules of the neighborhood and the normal rules of life.
Any annoying noise, caused without necessity or due to a lack of precaution, is forbidden day and night, especially by their intensity, duration or repetitive nature, whatever their source; in particular beyond 10 pm from Monday to Saturday and Sundays and holidays from 12 am.

07. Responsibility
The accommodation is insured by the owner who undertakes to deliver it in a perfect state of cleanliness and maintenance, in accordance with the description on the website. However, the owner cannot be held responsible for theft, loss, accident, damage, or any other problem that may occur to any of the tenants or their property, so tenants are advised to take out insurance.
Once the reservation is confirmed, the provider guarantees the rental in accordance with the reservation contract.
In case of failure or inability to provide the service by the owner, the owner undertakes to reimburse the tenant for the full amount of the reservation.
08. Nuisances caused
The customer has the obligation to ensure that the tranquility of the neighborhood is not disturbed by its fact especially around the pool. The presence of animals is forbidden.
09. Hazards
The owner cannot be held responsible for any prejudice suffered in case of strike, cancellation of flights, or nuisance caused by events located next to the rented property such as receptions, works or others.
10. Safety of the children
The villa has a swimming pool secured by means of a European standard alarm. In all cases, the tenants are solely responsible for the vigilance and safety of the children accompanying them. The owner cannot be held responsible in case of accident.
11. Air conditioning
If the tenant wishes to use the air-conditioning except at night, he must imperatively inform the owner before the day of arrival.
12. Natural or extraordinary disasters
In case of cyclone, natural or extraordinary disaster, obliging the tenants to leave the accommodation or Martinique before the end of the rental period, we will not be able to reimburse the unoccupied days, nor to support the additional expenses caused by the event.
13. Competent jurisdiction in case of dispute
The competent jurisdiction in case of litigation is the mixed court of Fort de France. The agreement between owner and tenant is subject to French law.
14. Additional points
Editable : The reservations are not modifiable
Covid 19 : in case of lockdown, travel ban or the impossibility for one of the holidaymakers to stay in the villa following a positive test, the postponement of stay will be possible. It will be necessary in this case to present all the justifications to make this postponement. The deposit is kept and will be used to ensure the delay of the stay. Please note that price differences linked to the seasons will be adjusted upwards or downwards.
